1. MARKETING OF PROPERTY
Develop property marketing plan and strategies, developing a theme for property, advertise property through media (monument signs, brochures, website, phone directories, internet, etc.), public relations, canvassing, and site visits.

2. LEASING YOUR PROPERTY
Negotiate lease with tenant, lease renewal, assignment and assumption, addendum, amendment, termination, Tenant move-in/move-out process, set up lease abstract and tenant folder.

3. MAINTENANCE
Develop property maintenance objectives and a maintenance plan, maintenance guidelines and procedures for safety and key facility, overseeing maintenance projects, supervise contractors and manage contracts, negotiate bid on tenant improvement constructions and repairs, electricity, gas, and water conservation strategies, plan and establish safety program, supervise maintenance logs and follow ups.

Yearly and monthly budget and analysis, cash flow analysis, make pro forma statement, and calculate rate of return, capitalization and valuation of property, calculate and process property tax, supplementary property tax, and capital gains tax, calculate the principal and interest payments on a loan, develop strategies to use leverage in real estate, set up Chart of Accounts, collect sale report from tenant who applies and calculate percentage rent, supervise account receivable and payable, process daily/monthly invoice, CAM reconciliation, send monthly and yearly financial report to property owners, collect rent from tenants and income from other sources, send letters to tenants, process 3 day pay or quit notice, schedule water meter, electric meter assessment, prepare monthly and yearly financial report for property owners.
